   1.    Site Selection

is an important part of planning following points should be kept in view

The ground water table at the site should not be very high.

Buy a plot in a locality where social status of the people in the neighbourhood should neither be too high nor too low as compared with yours.  Fifty per cent of the pleasure will be lost if the neighbours are not of the proper type.

Buy land where there are bye-laws framed by a local authority, enforcing permanent restrictions such as fixing the maximum proportion of built-up area to the area of the plot, space in front and on sides, height of buildings, separate zones for industrial and residential areas etc.  They no doubt restrict your liberty, but they are very desirable as they protect you against unscrupulous people having commercial tendencies who build on every centimeter of available land to earn profits, unmindful of the inconvenience and nuisance they cause to the neighbours.

Good foundation soil should be available at reasonable depths.  This aspect saves quite a bit in the cost of the buildings.

The site should command a good view of landscape such as a hill, river, lake etc.

Selected site should be adequate to accommodate all the essential necessaries of the building.

Residential house sites should be located away from the busy commercial roads.  Hospitals, schools, college buildings should be located away from the busy areas.  Shops should be located along the edge of the market roads.

Residential houses should not be located near workshops, factories because such locations are subjected to continuous noise.

Building site if in depression causes drainage problem.  Besides this building located in depression looses impressiveness.

Site along the sea shore is good from enjoyment point of view, but sea breeze being damp is not good for health.  All the metallic fittings are liable to be corroded.

Avoid a site in the neighbourhood of quarries, brick kilms lime kilns, dirty nallas etc. which are not kept clean.  They must also be away from the industrial plants giving for of smell and noise.

The shape of the plot or site should not be very irregular.  Instead of a rectangle if it is slightly irregular, it looks more artistic.  But if it has too many acute corners and irregular boundaries, its area and cost proportionally increase without giving any advantage of space.  The length of the boundary also unnecessarily gets increased.

The surface should be of good garden soil.  If it is rocky site you save in foundations but even little excavation for foundation and for drains becomes very costly.  Besides, you are permanently deprived of the pleasure of a garden and good trees.  The ideal conditions are that there should be two to three feet of black or red soil overlying sand or muram.

Area of the plot should be enough for your present requirements with sufficient provision for future enhanced requirements.

The selected site should be large enough, both to ensure the building abundant light and air and to prevent any over dominance by the neighbouring buildings.  This care is necessary, particularly for public buildings which are generally beautifully designed and add in the beautification of the city.

If the site is sloping, it should be rising towards the back and not towards the front.  Rising slope towards rear improves elevation and also gives feeling of comfort whereas the sites sloping down towards rear, defeat elevation.  On slopes, planning with differential floors becomes possible.  The garage and miscellaneous utilities like stores, laundry  etc. can be accommodated in the basement.

There should be good transport facilities such as railway, bus service, for going to office, college, market etc.

Nearness of schools, hospitals, railway station, market etc. are considered good for residential house site but these facilities do not carry any significance in the selection of site for other public buildings.

Civic services such as water supply ,main, drainage sewers, electric lines. should be very near to the selected site so as to obtain their services with no extra cost.

The site should further be on an elevation.  Building located on an elevated site adds to the expression of importance and repose of the building.  Such site affords wider and brighter outlook and facilitates drainage.

Before buying the plot, see that the title is clear.  It is very important matter.  Lending agencies can lend you money only if title of the plot is clear.

The site should be in fully developed area or in the area which has potential of development.  Such a site might be a little more expensive but investment is safe.  If the locality is undeveloped it is by chance that you may get the right type of people coming in as your neighbours.

A corner plot is a luxury but an expensive luxury.  Unless situated on quiet road it often proves a nuisance.  It costs more, requires a longer compound wall, two attractive elevations of the buildings, and unless the plot is large enough to install the building far inside the two fronts, it is quite likely to loose your privacy from the high ways.

Soil at the site should not be of made up type as far as possible.  The buildings constructed over such soils normally undergo differential settlement and sometimes, become the cause of collapse.  Cracks in buildings in such conditions, are quite common.

There should be no easement rights in the plot.  Easement is a right possessed by a municipality or a public utility company for laying pipes, erecting poles or to inspect, dig up, or repair their property which lies or runs through yours.

Don't make hurry in buying.  It is better to take time to look at the bargain from every side.  If in spite of all the precautions you have purchased a plot which you later find it was an unwise move, don't make another error of building on it.

Orientation of the site also has some bearing on its selection.  Site should be such as in our country early morning sun and late evening sun is accepted in the building in summer and maximum sun light is available in most of winter.

Always try to acquire plot on that side of the city which has better prospectus of development.

While making site selection for any building it is better to go through the master plan of the city once.  This will give you an idea as to which side there are better prospectus of development.

 2.    Layout Planning

deals with location of various rooms at one level. It broadly depends upon an Individual Requirements and facing and environmental conditions of the site

The following points should be considered while layout planning.

The sizes of various rooms should be keeping in view the individual's requirement and available standard fixtures such as tiles ceiling boards etc.

The provision of natural light and cross ventilation should also be considered.

If economy is and safety of structure is considered the undue large room size should be avoided.

While planning, continuity of structural members such as walls and columns should also be kept in view. Floating columns and walls are that members that start from roof / beam instead of grounds.

3.    Space Planning

4.    Detailed Planning

Detailed planning involves each and every thing that is required for completion of the building. Few are  listed  below:

1.    Service Utility Planning ( water supply, sewerage, drainage, gas pipes, electricity conduits, telephone/cable etc)

2.    Material Planning

3.    Fixtures such as door windows wardrobes etc. planning.

 5.    Aesthetics

Aesthetics (also spelled esthetics) is the study of sensory or sensori-emotional values, sometimes called judgments of sentiment or taste. Aesthetics is closely associated with the philosophy of art. It is important to keep the harmony of adjoining structures in view while planning as designing the perspective view of the building. Before Starting Construction one must be clear about the Plan Elevation and Perspective Views of the building changing the drawing may cost few papers but it involves huge wastage of material, manpower and also costs safety of structure some times.
